Sorell Apartments

Hindmarsh’s Sorell development is a continuation of our successful collaboration with the Territory Government in the Lyons Estate Joint Venture. It follows on from the completion of the well received Bellerive Stage 1 Hindmarsh Living development.

Sorell, in the heart of Lyons, is located within Canberra’s inner south close to Woden Plaza, the City Centre and the Parliamentary triangle. It offers views across the Woden Valley, Stromlo and the Brindabella mountain ranges.

The development, targeting mid to upper range socio-economic purchasers, comprises 132 apartments ranging from one bedroom, one bedroom plus study to two and three bedroom designs. Sorell is made up of three buildings, two low rise three-storey buildings and one nine-storey tower, built off a podium level over a 2 level basement.

The apartments will feature good quality contemporary modern fittings and finishes. They include double glazing throughout, internal access to basement car parking, secure intercom visitor entry, Broadband and Pay TV facility, stone benchtops, pool and landscaped BBQ areas.

Liaison with the local community has been extensive given the site’s location adjacent to the Bellerive Retirement community. Hindmarsh conducts monthly community liaison meetings. There has been extensive engagement with Territory and Municipal Services. The development and implementation of a temporary traffic management plan is a condition of consent.

Throughout design development and finalisation, Hindmarsh managed a thorough value management process. The highlight of this process has been maintenance of a two year old project budget in spite of upward local market cost pressure.

To establish quality benchmarks, Hindmarsh has set up a prototype apartment, which will be used by the marketing team in the future as a display unit. We adopt and implement Inspection and Testing Plans (ITP) aimed at defect minimisation and the provision of enhanced quality. Operation and Maintenance Manuals are prepared and Purchaser Packs made available for all apartment purchasers.
