The Avenue Apartments

The Avenue Apartments are located on perhaps the most prominent corner of the Canberra CBD, the corner of Northbourne Ave, Barry Drive and Moore St. Hindmarsh Construction Australia delivered this quality project under a design and construct delivery method for developers Amalgamated Property Group.

A flagship 8 level residential development, the Avenue boasts three impressive street frontages and comprised three buildings built off a podium over a 2 level basement. The building consists of 238 residential apartments, predominantly one and two bedroom, and a 150m2 commercial tenancy situated on the ground floor. The underground car park houses 360 cars.

Throughout design development and finalisation, Hindmarsh managed a thorough value management process. The most significant outcome of the process was the adoption of a high quality external finish to the facade to showcase the development as a flagship project. The additional costs were fully funded from savings generated through the value management process.

Hindmarsh engaged extensively with Territory and Municipal Services. The implementation of a temporary traffic management plan was a condition of consent. Community liaison was conducted on an informal basis, with the site team maintaining harmonious local relations throughout.

Hindmarsh Construction engaged the surveyor, who measured all apartments and drew up the unit title plans. We also engaged the certifier, who prepared the Unit Title Application Report, which was lodged with the Planning Authority.

To establish quality benchmarks, Hindmarsh set up a prototype apartment. The marketing team also chose another apartment which they used as a display unit. The construction team maintained safe access for the public to this unit until all units were sold.

We adopted and implemented Inspection and Testing Plans (ITP) aimed at defect minimisation and the provision of enhanced quality. Operation and Maintenance Manuals were prepared and Purchaser Packs made available for all apartment purchasers.

The project was completed on time and to budget in October 2005.
