$90m Jeffrey Smart Building - University of South Australia

The Jeffrey Smart Building is a ‘state-of-the-art’, Five Green Star rated building provides a world class learning environment for up to 1,800 students, integrating smart learning spaces, innovative resources, student support facilities and a significant expansion of the Library. From the commencement of the project, the Hindmarsh project team worked collaboratively with the University and its designers to achieve best for project outcomes. 

The Jeffrey Smart site was situated within an operating university campus and surrounded by university buildings, a hotel, a child care centre and the Remand Centre. Our team consistently consulted with stakeholders to ensure that the inconveniences for these neighbours were kept to a minimum.

Key to the success of the project was the commitment and skills of the project team in programming site deliveries to maintain the construction programme and minimise the impact upon Hindley St and the neighbours adjoining this project.

The site required Archaeological excavation in coordination with Archaelogists and was heavily contaminated. Hindmarsh developed a detailed strategy and a project specific Asbestos Management Plan, which resulted in a significant reduction of remediation cost and managed the remediation of the site within the client’s budget and without compromising the project programme.

The Jeffrey Smart Building has been designed with stringent acoustic and thermal insulation requirements. Hindmarsh held a number of workshops with subcontractors to discuss the acoustic design and ensure specified requirements were achieved. Hindmarsh assigned a designated staff member to monitor and sign-off all wall and ceiling installations to ensure compliance and future performance.

Commissioning of building and building services is vitally important to the safe and energy efficient operation of buildings and requires specialist skills and knowledge. It also requires input early in the life of a project, when key decisions relating to the construction process and services design are made. Hindmarsh have demonstrated this knowledge on the project with commissioning plans prepared by subcontractors submitted, reviewed and approved during the early stages of the project to ensure that the project was functioned at an optimal level at handover.
